Étude de l'impact de l'émergence des projets de bâtiments écologiques sur le processus de livraison de projet de bâtiment

Abstract

The construction industry has some of the best chances to influence our environmental situation because of the important role it plays in energy consumption and global warming. Green building is currently in the first stages of a paradigm shift affecting the foundations of the construction industry where it used to be a temporary trend but is now changing into a way of life and a way of conducting business. Up to today there has been very little or no research done in Québec on the implementation of the delivery process emerging from the new paradigm brought on by green building projects. This study presents a review of the literature on the driving forces behind and the environmental, economic and social obstacles in the way of this paradigm shift, as well as the attributes and organizational structure of the delivery process emerging from green building projects. The results from a qualitative study will be presented and discussed. The study was conducted using a carefully elaborated questionnaire posted online for industry professionals having carried out green building projects in Québec. This research will allow industry stakeholders of Québec’s construction industry to increase their understanding of the current paradigm shift and the green building delivery process. The study will also indicate the level of this understanding among Québec’s construction industry stakeholders and identify ways to improve it. Review of the literature showed that the traditional delivery process is not suited for the implementation of green building projects and that a radical change must be made in the delivery process. The results of the qualitative study indicated that the stakeholders of Québec’s construction industry, especially the professionals and the general contractors, are opposed to the paradigm shift and uncomfortable with their new roles and responsibilities. A large scale campaign involving raising awareness, education and massive training seems to be the obvious solution for safeguarding the implementation and sustainability of the green building project delivery process in Québec.
