Asset management is a complex discipline which is present in many sectors. One of them is the construction industry, including the management of real estate. Managing an asset, such as a building or property, is about optimizing its performance or functioning while minimizing the risks associated with its use. In the construction sector it means, among others, managing the upkeep and maintenance of equipment inside buildings in order to prevent malfunctions, optimize their performance and reduce their operating costs. This stage of the life cycle of a building is very important because it is the longest and also the most expensive.
To carry out their mission of managing facilities, asset managers need information on equipment. The latter is extracted manually from the paper documents delivered at the end of the project by the professionals who built the building and then entered in a computerized maintenance management software. With BIM, capturing and transferring this information could be automated and thus reduce the time spent on manually searching and entering information into maintenance management systems. Yet the literature indicates that only a small part of real estate owners use the BIM models delivered to them at the end of the project for the operation of the buildings.
This thesis approaches this problem by first explaining the reasons for the delay of the asset managers in the use of the BIM and then proposing a solution inspired by the concept of requirements management. The methodology used is interventionist and involves the creation of a concept of operation.
The results show the potential and feasibility of applying such a concept in the construction sector based on a proof of concept realized on a real project.
