This master's thesis focuses on the integration of the Building Information Modeling (BIM) approach to improve the management and maintenance of real estate assets at the operation and maintenance (O&M) phase, particularly for university buildings.
This thesis addresses an issue in real estate asset management due to, among other things, to the lack of contractual requirements and guidance at the design and construction stages to provide the required information in BIM models for asset management. This leads to additional costs and errors associated with manual extraction of construction documents, missing information or loss of information, and additional building operation costs associated with the non-availability or low quality of asset information.
The adopted methodology is action research, based on a case study of two university pavilions built using BIM, one of which is nearing construction completion (Pavilion A), while the second one (Pavilion B) is at the start-up phase. The objective of this case study is to verify the potential of BIM for improving the management of real estate assets in the operation and maintenance phase.
This case study was conducted in two parts. The first one is an analysis of the use of BIM during the execution of the Pavilion A project. In this analysis, the issues encountered in terms of capturing and transferring of the digital project data were studied. The second case study evolves into action-research as it formulates recommendations from the lessons learned from the first BIM experience to improve the BIM process for the Pavilion B project.
This research, which aims to improve the management of real estate assets, proposes a framework for the production and reception of digital deliverables inspired by the ISO19650 and ISO55000 standards.
